Wood Partners Develops Orlando-Area Apartments

Alta Citron anticipates the first move-ins to take place in December.

Wood Partners has developed Alta Citron – a 324 unit workforce-oriented apartment complex located at 3020 Base Boulevard, Davenport, Florida. Wood Partners’ Alta Series of luxury and market-rate multifamily communities is the newest development. The first units will be available to move in in December. Pre-leasing begins in the fall of this year.

Job-centered offers

Alta Citron, once completed and opened, will be divided into living areas with one, two, and three bedrooms. The community will have a pool deck, complete with cabanas and hammocks. There will also be a screened-in gazebo that overlooks the pavilion. Alta Citron’s indoor amenities, located in a central clubhouse will include a fitness centre, a lounge featuring a bar and pool table, a private conference room, and a package delivery center.

Alta Citron is located just a mile from Interstate 4 and U.S. Route 27. Residents can easily commute to the fast-growing employment centers in Orlando and Lakeland (located 27 and 22 miles apart, respectively). A report Yardi Matrix from April 2023 shows that Orlando’s job growth rate is 110 basis points higher than the national average. The city’s 5 percent annual increase in employment comes at a 110 basis point premium to the national average.

Wood Partners has now developed seventeen developments in Orlando. Yardi Matrix shows the firm is working on five other projects, totaling 1,734 apartments. The firm opened Alta, a 348 unit garden-style community, in April. It is located in the Winter Garden neighborhood of the city.
