CMC Group breaks ground on Miami Luxury Condo project

Grove Isle has not seen a new construction in over 40 years.

Ugo Colombo’s CMC group has broken ground on Vita, a luxury boutique condominium on Grove Isle’s private island. The project is being carried out by two separate architecture firms: S&E Architects and CalisonRTKL , along with interior designer A++ Architecture. Delivery is anticipated in the second quarter or third quarter 2025.

The seven-story, curved structure will feature three- and four bedroom floorplans that range from 2,500 square feet to 6,500 square foot. There are also 12 penthouse designs ranging between 3,400 square feet and 6,600 square foot. Each penthouse has a rooftop with a swimming pool and en suite kitchen. The residences will be spread over three waterfront buildings – Mare, Luce, and Sole – designed to look as one single structure.

A deeply luxurious Miami condo project

The interiors will feature designer fixtures, private elevators and soundproofing. Residents will have access to a swimming-pool with a bar at the poolside, a social lounge, a fitness center, a spa, a studio room, and 24-hour security. The development will include a three story clubhouse that is partially open to public as well as a deep water marina with dockmaster.

Vita is the first new development on the island in over 40 years. The island is currently home to three 18-story buildings that were built between 1979 and 1981. The site of the project is located near the HCA Hospital Florida Mercy and about 4 miles away from downtown Miami, in the Coconut Grove area. Another CMC Group condominium project is located 17 miles north on Bay Harbor Islands. was recently completed and will be delivered later this year.
